Mortgage co-sign
I co-signed for my daughter's mortgage. She has stopped making the payments. We have always paid the taxes and insurance and now we are making the mortgage payments. because the bank threatened to foreclose. She has refused to sign a quit-claim deed. Do we have any recourse?

You probably have an equitable right to foreclose on the property, perhaps even an explicit right, depending on the language of all the documents involved. In any case, you should confer with a local attorney experienced in real estate matters. Ask your county bar association for a referral. Perhaps your daughter will sign the quitclaim once she receives a barking letter from your attorney, so she knows you might be serious. Her experience and inclinations may have given her more faith in her parents' indulgence than is warranted. Good luck.
