pasture rental

I rented six acres of pasture with a verbal agreement to an adjacent land owner for some horses. He asked about putting a small pond for watering purposes in which I allowed. He put some new fencing in which he did not ask me. As far as the small pond he requested, he put in a large pond with a nice dock. He pays us annually by check. I want to know if he has any legal rights to the six acres in case I want to use it for other purpose.

You need to give him a 30 day written notice to terminate the tenancy. He may be entitled to compensation for the improvements he made but there is nothing specific in the statute that would compel that result. If your rent was very low and your agreement also contemplated that he would make the improvements and those would belong to you due to his low rent.
