Refinancing a property

When my late husband passed away 10 years ago, the ground we owned was in his name and the mobile home that we lived in was in mine. When we were all finished with the estate, ect. I ended up with a property of 31 acres that is owned by my children (one is now 19 and the other is 16). I am trying to refinance and the day before closing I am told that I need to have the children taken off of the deed. How do I go about doing this in a rather quick manner.

Re: Refinancing a property

Your children can give you a quitclaim deed for their interest in the property. Then, their interest will be unified with your interest. This should work quickly, assuming none of your children object and further assuming that none of the children have judgment or other liens against their interest. Good luck.
