Legal Question in Real Estate Law in Indiana

I had a renter move into my rental. They have been there for a month and have not paid a deposit or signed a lease. After 1 month they have finally paid the first months rent but now the second month is due and they haven't paid. I am sick of rental issues and not getting paid. I have found a person to buy this property and they would like to kick out the renter and move in themselves. Is there anything the renter can do to stop this? The person takes possession at the end of the month.

1. You can give a 30 days notice to the renter.

2. Other than that, let the new owner's attorney deal with the issues. If you try to communicate the new owner's rights to them, you may be illegally practicing law, and you are definitely giving them something they can obviously afford to pay for, i.e. legal advice.

You do not state whether there is a written lease. If so, you can evict since they are late assuming that you do not accept a late payment.

If no writen lease, you can evict due to the non payment or give a 30 day notice to vacate and if they fail to do so, evict,or

let the new owner deal with it
