Legal Question in Real Estate Law in Indiana

Renters of my property told me 30 days ago they were moving. As of today they are still in the house. They are not living there but all their belongings is still there. The way to communicate with them is thru the mail. I have sent numerous letters but no response. They were to be out on March 1. The mortgage payment has not been paid for 2 months because the renters have not paid. I can't afford a lawyer or to loose this property. What do I do now? Thank you

I would move all of their things into one room if possible. Send them a formal 30 day notice, then do a formal eviction if necessary and that will allow you to get rid of their things. In the meantime, you should put the property up for rent. The timing is such that you should be ok
