A quitclaim deed will allow you to quickly transfer title to the real estate to your daughters if title is held free and clear. However, be aware that there may be tax consequences depending on whether title is given as a gift or as part of a purchase. If the real estate is subject to a mortgage, lien or other encumbrance, then the transaction will not be as simple and may require you to pay off any debts secured by the real estate.
