Legal Question in Real Estate Law in Indiana
Unethical realtor in indiana
Sold my home. It was empty for 6 months. Could only have minimum insurance on property. Discovered that buyer's Realtor made a copy of my key from lockbox and put it under doormat. Allowed buyers to make repairs prior to closing even though contract stated I would give $ allowance at close. After we took key, buyer's realtor left window open. Buyers caused breakers to trip in home and hot tub would not work. Broker was contacted but did nothing--wanted to smooth it over for all. My Realtor did nothing and repairs did not stop until we locked everyone from home. Day before closing somehow inspection (I paid for) wasn't done (?) and found $600 of rotten boards under home. My Realtor paid this to buyers. One day before close buyers asked for warranty on Hot tub (that I gave with the home)-My Realtor paid this too. We called brokers on both sides but neither did anything. Isn't it illegal to duplicate a key and allow buyers in home to make changes/repairs without consent from seller? Can I file a law suit to get damages and my percentage I paid to these Realtors as they could have cost me my life savings. The liability would have been on my insurance that isn't a full homeowner's policy because I have my other home now.

Bottom line is that it does not sound as if you incurred any ACTUAL damages, therefore you have no basis for a suit. You could report the Realtor to the state licensing board.
