Legal Question in Real Estate Law in Indiana

I am young first time homeowner who desparetly needs help. I bought a home almost two years due to lack of knowledge I did not get a home inspection. The house was modeled beautifully. First, the value of the home is now more than $20,000 less then the loan I was given. On top of that there was a lot of damage that was covered up. Now my roof is leaking into my room. There is several holes that where just patched to look better with four layers of shingles underneth. Also the basement gets quite a bit of seepage and there is mold in the basement. I also think there is mold under all the Windows. It is at least $20,000 to fix if not more. I do not have the funds to fix it and don't know what to do or where to start. I don't know if foreclosure is my best option or not can anyone give me some advice?

Your best bet is to contact a chousing counselor in your area. I believe that there is one located in Gary. Good luck.
