Legal Question in Wills and Trusts in Indiana

home ownership

My father passed and we moved into his house it appraises for around 65000.00 the balance is about 25000.00.Problem,my grandmother ownes the property and I want to get it into my name which she is fine with.I have bad credit and I am a student. I considered a land contract but if my grandma passes where does that leave me?What are my best options so that I don't loose my fathers home?My father had no will and my grandmother is going to give me the equity but I don't know what options I have.
