One wants to sell for a higher price

My grandpa died last january leaving--name removed--220 acre farm to my dad and his sister. Theyve had one appraisal for tax purposes done and are currently getting--name removed--realtors appraisal for sale purposes. My dad has been reluctant to sell all along but has been finally been convinced. I have intentions of buying the farm but probably cant afford more than the first appraised value. My aunt is wanting top dollar and will not settle for less. What happens if the two cant agree on how much to sell it for or who to sell it to.
