retrieving payment for fuel consumption

We own a convenience store and were receiving payment from a contractor for fuel once a month, until his checks stopped coming. Is their a way to place a lien on land or property for past fuel that he owes us for? or a better way to collect on our money? The last time he received fuel was within the last 60 days.

In order to lien property, you need to obtain a judgment first. His home will be exempt from any judgment lien.
