Proper procedures for non-paying tenant
The tenant renting a house from us has only paid half of May's rent and none of June's rent. We have made repeated attempts to contact her, both by phone and in person, with no success. She has not been around for some time now, but her five kids are still living there, of which the oldest one is 18. We are ready to serve her with a 3 day rent or quit notice. Since she is rarely home, or will not answer the door, how can we serve her with this notice? Would it be proper legal procedure to send the 3 day notice by registered mail? If not, what method of delivery should be used? I'm not really fond of the idea of paying the Sheriff to make the delivery. He would not find her at home anyway. If your recommendation is to have the Sheriff serve the notice, can we file a claim against the tenant, not only for rent due, but also for the fees associated with the Sheriff's delivery? Thanks for your help.
