Legal Question in Landlord & Tenant Law in Iowa

We are renting our property in Jesup, IA to a family on a 1 year lease. The lease goes until February 2010. There have been many breaches of the agreement since they moved in, including not having paid all of security deposit, painting inside of house without permission, getting more pets, many other fees that have not been paid. Today she tells me that she cant pay the rent this month or any other months but wants to stay there for 2 more months. Not going to happen. My question is, isnt she liable for the months of rent thru the end of the lease? I will try to find someone to rent or purchase in the mean time but isnt she liable thru the rest of her lease? I am in the process of getting her Notice to pay rent or quit out to her and I want them out in 30 days.

Yes, the person who signs the lease is responsible for the rent during the term of the lease. Collecting it is another story, however, and I'm sure you already know that.
