If closing on a morage loan and my wife is not avaiable to sign the documents can I sign for her if I have a notirized power of attorney.

It depends on the lender (some lenders will not allow this), and it depends on what he POA says you can do on her behalf. Some lenders will also require a POA which is specific to the transaction. Make sure you have an attorney prepare this document for you.
