Legal Question in Real Estate Law in Iowa

Can Easement granted turn a private road to public?

In dispute is a private road leading to a frontage road. Easement has been given to one business adjoining the road which would otherwise be landlocked. Another business, with access to the frontage road from their property is trying to use the private road which abuts their property. They have told us that because easement has been granted for one business, the road is no longer a private road and is now public for any use and they intend to pave the gravel road owned by us. Is this legal?

Without reviewing the easement, I cannot answer your question with any certainty, but an easement does not necessarily create a public right of way.
