expired lease???

What if a year lease is fulfilled and no new lease is signed? Is there a binding lease??? What happens? My lease expired the summer of 2002 - I have continued to reside there - but do I still have a lease??? My landlord has NEVER tried to get a new lease signed. . .

Unless there are contrary terms to the contrary in the lease, you are a month to month tenant, on the same terms as the original lease.
