want to give kids my house

my nother died and i have her house just went through probate and now i want to give my two kids the house, no money involved. what form do i use? quick claim deed or some other form thanks

As simple as you think this might be, you should talk to an attorney. A quit (not quick) claim deed might be appropriate, but if it is not prepared correctly, your children might have difficulty selling or mortgaging the property in the future. You should also be concerned with gift tax when making this large of a gift.
