Re: mechanics liens
Generally liens do not expire unless otherwise stated in Lien instrument. With regard to a "Claim of Lien" filed by a contractor, a lawsuit must be filed within one year of the filing of the Lien or else the Lien is invalid. Such Claim of Lien cannot be refiled to restart the clock, unless new work was done at the home which remains unpaid.
