Legal Question in Real Estate Law in Iowa
my mom is 92 and lives in the family home with my youngest brother who is 30 (yes, adopted :-) ). While she has a verbal agreement with one of my sisters that the house will go to that sister (who lives 5 states away), that sister has nothing in writing, formally or informally to support this. What right does the younger brother have to this house since this is the only place he has ever lived?

The verbal agreement will not be enforceable. If she has no will, the property will go to her heirs--spouse and children. The younger brother likely has no more right that the other siblings, nor does the five states away sister. She should visit with an estate planning attorney to ensure her wishes are properly memorialized.
