Quit Claim Deed

I bought a house solely in my name about 1 year ago and then about 2 months ago my boyfriend and I signed a quit claim deed. Does he have equal rights to the house even if we are not married and the mortgage is still in my name? because I want to sell the house.

Depends on what the quit claim deed says. If you quit claimed your interest to you and your boyfriend, then yes, he basically owns half the property. It doesn't matter who is on the mortgage, though your mortgage company probably would not be very happy to learn that you conveyed half of your property to someone else without their consent. Not only does he own half of the house, he might be entitled to half of the proceeds from the sale of the house. You need to contact a real estate attorney in your area.
