I own real estate and bank accounts. If I transfer these assets to my wife and then co-sign a loan for my son, will these assets be protected from mortgage foreclosure?

Not necessarily. The transfers could be viewed as attempts to defraud a creditor. You should discuss your plans and concerns in person with an attorney in your area to determine the best course of action.
