selling a house

I have tried to sell a house through a

realtor who I feel has not done a

good job for me. My contract with

her ends shortly and I have decided

to try to sell the house

independently at a reduced rate. Is

it legal/ethical to contact an

interested party once my contract

with the realtor has expired, even

though said realtor did initially show

the house to the interested party?

Have your attorney review the listing agreement. They will generally have a clause that states you agree to pay the commission if you sell the property to someone brought to you by the real estate agent--even after the listing agreement expires. Believe me, especially in this market, the real estate agent is going to be watching out for this. Your best bet is to talk to the agent's broker and explain your situation.

And, you probably already know the answer to the question regarding whether or not it is ethical to sell the property to someone who would not have known about the property but for the agent's efforts.
