unreasonable landlord&neighbor - what are our rights?

We are students living in a college town and renting a house. We are not allowed to smoke in the house, so we smoke outside, sometimes late at night, but those are the hours we have. We try to keep the volume down, but our neighbor comes out and yells at us and says she will call the police. So when we go inside she calls the police anyways to report a party. The police have come 4 times and everytime we have had less that 5 people in the house and they are baffled as to why they have been called.

Are landlord called us to say how he wasnt happy with the cops being called so he wants to fine us for 100 dollars or possibly eviction. We told him we werent issued a ticket and the police reported no loud noise. He said he didnt care what the police said, he said if the police are called, its too loud.

our lease states : no loud noise:minimum 100 dollar fine or eviction per occurance.

but what is the definition of loud noise? Any help would be apprieciated, thank you.

He would need proof of loud noise such as a police incident report. What is loud to one person may not be loud to another. The lease is ambiguous.
