Legal Question in Insurance Law in Kansas

We had a house fire on Dec 18th that was started by an electrical short in our car that was parked in our

attached garage. It nearly totaled our house. The insurance company asked for 2 quotes to fix it up. One

contractor quoted it at $107,000 and the second contractor quoted $112,000. The insurance company refused both quotes because neither one was done in a room by room format. We finally found a contractor that gave us a room by room quote that was $141,000. Now they want us to settle for the $107,000 quote minus a 20% hold back because it wasn't totaled but we wanted to tear it down and move in a used modular. We had it insured for $120,000 replacement value. Do we have to accept this settlement beings they refused this low quote because it wasn't done in the form they wanted?
