Legal Question in Landlord & Tenant Law in Kansas

I started renting a house in August of 2010. My landlord never asked me to sign a lease, never did any kind of official paperwork of any kind with me during my entire stay there. She simply told me what rent was, asked for my deposit and we went on. During my stay she never did any inspections, or never stopped by or anything. Now after moving out in May of 2011, Ive asked her multiple times about my deposit back, and she has yet to give it back or answer why I wouldnt get it. She tried telling me that 2 doors were broke during my stay, 1 that was never there in the first place, and the 2nd was already broke when I moved in. The ONLY thing that broke during my stay and I called her and she got it fixed....eventually. Im at a loss as to what to do know. Ive been told to sue for the all the rent, deposit and maker her pay the court fee's and such. Any Advice?

At the least you can hire counsel to write to her and demand the return of your deposit. If that does not work, you can sue the landlord to get the depost back. You may get a multiple as a penalty agaisnt eh landlord. But, you may not be able to get your legitimate rent payments back. If you win, the other side will be charged with the filing and serive fee costs.
