Legal Question in Landlord & Tenant Law in Kansas

I have a year lease starting 7/2009 -7/2010. My landlord wants me out of her house for unknown reasons. I pay my rent. I have had problems with her from the day after we moved in. She keeps e-mailing me amendments to our original lease, some are really crazy. She added if I was one day late with rent, she would raise my rent 130.00 dollars and the lease would go to a month to month. She received my rent on April 2nd and threatned eviction. She posted a for rent ad and now wants the house shown with a 24 hr notice. In my original lease it says I have to allow her to show the house ONLY the last 30 days of my lease with a 48 hr notice.Plus in the ad she says it is ready now for rent, My lease is not up until July 30th. I wasnt planning on moving, what are my rights??? Please Help

There may be things in your written lease agreement that change what I am about to tell you. Therefore, have the documents examined by an attorney in your area before decding what to do next.

Once the lessor (landlord) and lesee (renter) execute theri written rental agreement, neither pary can change the deak without the agreemetn of the other. In your case, the landlord has been trying to alter the agreement, by sending you notices of changes. These are really just requests to change the deal that you can reject or agree to. If she sends them to you and you act according to the new way of doing things, it could be said that you have agreed to change the deal. Otherwise, the deal remains what it was before.

If you deal way only have top let her show the palce in last month, with 48 hr notice, then that is waht it is. You might suggest that she reduce yrou rent for each time she shows the place prior to the last month. Maybe $25 per showing.
