Paying off your loan is simple. Ask your lender for a "net payoff." This will be a letter that tells you what the exact remaining amount will be on a certain date. Pay that amount by the date listed.

As to transferring title, it is just a little more comlicated. Once you have paid off your house, push the lender to file a "Release" with the County Recorder. Once that is done, you may transfer the house to your son by quitcalim deed or warranty deed. Once he records that with the county recorder, the house is his.
