Selling Rental Property
I have a rental property that I would like to sell. My tenants have been late on payments, but they do end up paying their rent and I have never charged them the fee that is stated in the agreement for a late fee if 10 days late. My new husband informed them two months ago that we will no longer accept them being late. We are now trying to sell the property but the tenants ''do not like'' my husband and won't deal with him. When I try to call them to set up a time for someone to view the home, they won't answer their phone, won't return calls, and if we knock on the door, they won't allow us in. They are making it nearly impossible to sell my property. How do I legally show my rental home? If I give them 24-hour notice to show it, how do I prove that I gave them the 24-hour written notice if I cannot ''find them'' to give them the notice in person?

You can certainly post a Notice on the Door. or better yet, get a process server to post teh notice, and sign an afidavit that it was posted. When the time comes to show the place, knock, and if they don't answer, let yourself in with your key. You do have key don't you?
If the tenants continue to be dificult, then you should get an attorney to write them a letter, to get them to straighten up.
