Legal Question in Real Estate Law in Kansas

Verbal agreement on rent

Our son went off to college last year and another boy said he could live with him in his mobile home at $200 a month and half the phone bill. This was all verbal no written agreement. Our son said it was never discussed when the rent would start and end. When our son left May 16 he left the key and moved all his things out. The other boy calls this week and said he owes for June and July, because he said $2400. Our son said that $2400 was never mentioned in the agreement. Does he owe for June and July? When the other boy hung up he said I will see you in court. Thanks

Re: Verbal agreement on rent

A good 'life experience lesson' for a college student: never, never, never enter into a verbal agreement concerning anything to do with real estate. . .always costs you $ to determine the outcome.

Your question is not clear, but with the assumption that the 'other boy' is saying the lease agreement ran for a term of 1 year, you will probably meet him in small claims court. The court will listen to what your son heard or knew pursuant to the testimony of the 'other boy' and, of course, your son will testify w/re to what he thought the agreement was. Might be financially frugal for you to contact the parents of the 'other boy' to determine what the written lease was. . .or to honor $400 for the 2 months. . .your call.
