Can an 11 yr. old (juvenile) be considered a "lender" in a mortgage/contract????

Generally speaking, contracts with minors aren't valid at all, with certain exceptions. But it sounds like there's more to this story. You probably want to get a consultation with an attorney. Bring the contract.
