my wife wants the house. does she have to refinance the house.or can i sign it over and have my name taken off the loan and if so does a lawyer do this or do we go to the bank .

You can easily sign the house over by quit-claim deed. However, it will be impossible to have your name taken off of the loan without your wife refinancing. The loan company has no incentive to release you from this obligation and the judge cannot order them to do so since they are not a party to the divorce.
