I have lived with someone for over twenty years. She suddenly left for someone else and now wants everything that we have accumulated. The house and land are in her name. She verbally told me when she left that I could buy her share of the house and land. Now she wants everything including the contents of the house. I have done most of the work myself: home repair, landscaping, outbuildings, and I have been the one to pay most of the bills. Is there any help for me? I want to be fair, but she keeps raising the price. Now she has raised the price and offered it to someone else, refusing to let me buy the house and property.

You do not have the protections that marriage brings in this circumstance. Your only recourse, aside from walking away, is to file a regular civil lawsuit against her. There is no breach of contract regarding the sale of the property because the statute of frauds requires agreements regarding the transfer of real property to be in writing. However, you may have what is known as a "quantum meruit" action and there might be a cause of action for breach of contract for the value you may have contributed to the property.

You need to quickly find a creative lawyer to help with this. If you are going to file suit, it should be done soon so that a "lis pendens" might be placed against the property and prevent its sale.
