I have a roommate attempting to abandon a lease agreement bout 4 months prior the end of the contract with out warning. What is the legal action can I take to protect myself from this?

There's nothing you can do to prevent your roommate from moving out. If roomy won't continue paying his/her half of the rent, you will have to pay the full rent or end up out on the street yourself. You can file suit against your roommate to recover the money, but if he/she doesn't have wages to garnish or property to put a lien on, your judgment won't be worth much. I'd suggest finding another roommate ASAP and tell the current roommate you plan to sue him/her for their half of the rent until you find a new roommate.
