Legal Question in Landlord & Tenant Law in Kentucky

Our last landlord is trying to keep 1072 of our 1250 security deposit in lexington, ky. When we moved in the keys were inside the house and the house was unlocked. I contacted them via email (they require all communication by email) and told them I wanted a checklist so we could go through and check everything. They said they would "get it to us when its ready". They sent one of my roommates via email a very generalized checkin sheet saying that the house was immaculate, and we never signed it or anything. When it came time to move out, we cleaned the house thoroughly and returned all keys, changed air filters, etc. The guy who checked us out said we should get most of our security deposit back, and they posted a checklist several days later on their resident portal that said the house was very clean with a few minor exceptions. Then the next communication they had with us they sent us a check for $180 saying we changed locks, damaged door, didn't clean (some of which I have pictures of damage when we moved in, and i sent those pictures to them before they sent us check in list. Do we have a legitimate chance at getting our money back? I need to check if they listed the bank and account number the ssecurity deposit was in because I know that would help us greatly.

If you have documentation and photos that support your case, and especially if can get the guy who checked you out to testify on your behalf, then file suit against the landlord in small claims court.

Don't let them rob you. Shady landlords love to do things like charge you $20 for not wiping down the dishwasher door, for instance, so they can keep your entire security deposit. Keep records, take photos when you move in, and put everything explicitly in writing.
