Legal Question in Real Estate Law in Kentucky

Is Kentucky a sale by deed state? If a legal deed shows so many acs. listed and I go to sell that land is that what they'll go off of?

This is a rather confusing question... The transfer of property is conducted by deed, which must include the legal description of the property. Often times that will refer to a specific plat which shows the exact acreage and location, of which plat is filed with the county clerk's office. If you are selling your property, the new deed will include the legal description from the deed where you obtained the property, and then will also include the information from your deed, i.e. "Being the same property conveyed to John Smith, a single person, by deed dated January 1, 2000, of record in Deed Book 10, Page 100, in the office of the Fayette County Clerk." Essentially, you are deeding to the new owners what you obtained from the previous deed. No more, no less.
