mobile home repossession

I am the title lien holder of a mobile home that I sold on a land contract. the current owner is several months in payment default and has made no attempt to remedy this. I would like to know what my options are. The home is titled in the new owners name with me as lien holder. Can I simply repossess the home or do I need to go into some sort of foreclosure proceeding. This is for the mobile home only, no real estate is involved.

I do not know what your contact provides. You mention a "land contract" but say that land is not involved. Do you mean an "installment payment contract" such as you would use in the sale and purchase of an automobile? A mobile home is more difficult to deal with than furniture or an auto. You need to consult local counsel who can review the paperwork and see what your position is. There are several unanswered questions: (1) does the note provide for acceleration? (2) What is the definition of default in YOUR contract and remedies in the contract? These are just two of the more important issues. You can't do this by yourself. Seek counsel.
