property maintenance
i have maintained an empty lot next to my house for over 10 years. do i have any legal rights to that property?

Generally, you will not acquire any ownership rights. You may have some right to assert your costs of maintenance against the owner of the lot but in most cases you would be considered to be a volunteer and your costs donated. You need to give more facts. Make a visit to a local attorney who can ask the right questions.
