Legal Question in Real Estate Law in Kentucky
I recently bought a house (within the last 60 days) and me and my wife were moving in to it this weekend. A neighbor and prominent land owner happened to come over and mentioned that the shed behind my house was sitting partially on his land and the extra parking I thought I had is an easement to his property. He explained to me that he had built the house I purchased and the people we bought it from were family and they knew that the shed was on his property, he claimed that the real estate agent knew as well. The sellers real estate agent and ours were different. Our agent sold it for there's. When viewing the house I was told the property was to the creek line and the extra parking was all mine. The land owner is having all of his propery surveyed and he said there would be some stakes near my yard and thats what would let me know the boundary. Is there anything I can do have the real estate agent's company move the shed or compensate me for having to do it......or compensate the landowner for his land. I mean I purchased this property thinking that land was mine, it may not be but the price of the house was based on this.

You need to consult with a real estate attorney about this matter. Prior to consulting with an attorney, you should gather all listing documents about the real estate, including pictures, anything you relied on in purchasing the property, and the closing documents and deed(s). You may have an action against the agent, former property owner and neighbor depending on your documentation.
