Legal Question in Real Estate Law in Kentucky

Setic system is coming up through ground

I bought my home in May I had it inspected by a so called reputable company. So far the basement leaks, the septic had not been empted and the septic lines are leaking all over the back yard. None of this was mentioned in the Disclosure statement. It said everything was in good condition. what can I do?

The GENERAL rule in Kentucky is "Buyer Beware" when it comes to real estate. The exceptions are when there are defects that could not have been seen or that the seller knows of that the buyer could not discover with a reasonable inspection. Every case is different and you should speak to a local attorney who is in tune with the realities of the area to explore your options within the bounds of your situation, sales agreement, etc. I may even be that if you had the property inspected, that the people that were supposed to perform the inspection did not do their work properly. It doesn't hurt to get an appointment with someone local and let them at least look at your situation.
