survivorship deed

a survivorship deed was made to my step-dad and his daughter from my step-dad's mom. He passed away and now it has been discovered that he never signed the deed. What happens now?

I would have to see a deed to be able to say for sure what happens. As a general rule, though, a deed does not have to be signed by the grantee, only the grantor. Grantee's only sign deeds to confirm the consideration exchanged. Depending on the wording of this deed, it may be a huge problem or a minor one.
