what does this mean?
"Until such a time as standard form of lease hereafter referred to have ben executed and registered, all the covenants and conditions and the rent agreed shall be deemed to be incorporated in this letter. if the rent agreed on or any par thereof shall at any time remain unpaid for tewnty-one (21) days after becoming due (whether lawfully demanded or not) or if at any time hereafter you are in breach of any of the covenants or conditions referred to in the standard leases, it shall be lawful for the landlords, to re-enter the premises or any part thereof in the name of whole and thereupon this agreement for lease shall be terminated absolutely."

The above paragraph simply means that upon your executing the Agreement to Lease you will have accepted to abide by the obligations and responsibilities bestowed upon you as a tenant by the Lease. It is therefore important that you read and understand the Lease before signing the Agreement to Lease.
Once you sign the Agreement to Lease then your obligations as tenant in accordance with the Lease come to force and should you breach any of the terms therein and continue to be so in breach for 21 days then the Lease lapses and the Landlord is at liberty to take over the premises.
