Legal Question in Business Law in Louisiana

I am leaving a currently running business for my manager to operate while I open another same industry store in another state. My question is what legal things would I need in a form/ agreement for the manager and store I leave behind. That store will pay me a set about while they are responsible for everything. Almost as if I am getting residual income monthly yet my name is still on the business? So the business is mine but they are responsible for everything. What for would I need? Or what for would suit this best?
