Legal Question in Family Law in Louisiana

My fiance has been divorced over a year and a house is tied up in it that she has been paying all utilities,payments etc. because ex husband refuses,and she has a potential buyer wanting to sign a contract now but he wants more money and says will sit on house for 2 more years if has too while she pays all the expenses,what can she do?

She needs to settle the community in court. Either he buys her out or the proprty is sold. The court will order the sale if the offer is reasonable.
