In Louisiana, any co-owner can petition a court to partition the property and force a sale or buyout. That doesn't mean that the mortgagor will remove you from the mortgage. They can't be forced to do that and they won't unless she can qualify for a refi without your credit. If she can't afford to refinance, or does not have the credit to refinance, you can and should force a sale to a third party.
