Legal Question in Landlord & Tenant Law in Louisiana

Addtional Monthly Pet Fees

I want to know if it is ok to charge an additional monthly payment for having a pet. I have already given the landlord a $500 regular deposit and an additional $500 pet deposit, of which $250 is non-refundable. And then on top of the regular monthly rent I am charged $35/mo for each pet. This seems excessive especailly since I have never had any damage done by my pets.

Re: Addtional Monthly Pet Fees

You would need to read your lease to determine if any additional pet fees were provided for in the lease, or if there is some other basis on which the landlord is seeking this additional payment. I suspect the lease is silent on this issue and the landlord is just being a bully. As long as no one complains, he nets some additional fees. If the lease does not authorize this additional charge, I would suggest you contact the Better Business Bureau and lodge a formal complaint to them (in writing). You likely have a better chance of resolving this issue both quickly and to your satisfaction going that route, as it is unlikely an attorney is going to want to get involved with a $35 a month overcharge. His simply reading the lease and writing a letter to the landlord will probably cost more than a year's worth of pet fees.
