Legal Question in Landlord & Tenant Law in Louisiana

I live in an apartment complex and water has been coming up through my kitchen sink. The sink has overflowed quite a few times. Its been water and even grease coming up through my sink. I've called the apartment manger about it and even the 24-hr. number. The maintenance men come out and do the same thing...nothing. I called the owners and they tell me to call the 24-hr. number. Im sick of this. I've had to throw away a lot of towels because of this. What do i do now?

You need to start a paper trail. Send these requests in writing. If you give the landlord a request to repair a problem in writing and the landlord fails to fix it within a reasonable time, you are allowed to have it repaired by a professional at your own cost, then deduct that cost from your rent. You must make the demand in writing, you must give the landlord a reasonable time to repair it, and you must keep all receipts.
