Legal Question in Landlord & Tenant Law in Louisiana
I had my rent changed to the 5th of the month at my suggestion of the rental mgmt company. I am late 5 days. I explained to her I would pay on day 6. She waited until day 5 and told me to pay up or move per the owner notice. If I have payment in full on day 6 does she have to accept it and can she still evict me in this particular case ?

Landlords do not have to accept late rent. Once the rent is late, a landlord may refuse to accept it late and evict the tenant. That being said, it is rare for a landlord to refuse to accept rent from an otherwise good tenant who is not habitually late. Most landlords would rather have the late rent than to have to evict an othewise good tenant.
