What is the maximum rent increase allowed ?

There is no legal maximum to what rent can be increased to once a lease is up. Of course, rent cannot be increased DURING the lease and the rent may be limited by contract (i.e., the previous lease may state that rent may only be increased 10% etc.). However, barring that, the landlord may ask whatever he likes. Your remedy if you do not want to pay the increased rent is to refuse to rent the property.
