What can I do if I am renting a house and the owner sales the house and then the new owner gives me an eviction notice giving me 5 days to vacate the premices.

Nothing unless you recorded your lease. The only way to force a new owner is to have your lease recorded with the local registrar of mortgages. Most commercial leases are recorded like this, but very few residential leases are.
