Legal Question in Landlord & Tenant Law in Louisiana
Two weeks ago, I leased my home to a family. In the lease agreement, I agreed to clean the house, paint 1 room, fix a few things, etc. Because the wife was pregnant, I moved out of the house very quickly so I was not able to get a maid service and do the repairs right away. However, I did get the maid to come the day after they moved in and fixed the problems. Now, they tenants have moved out and they want their deposit back of $2700 plus the 1st months rent of $2700. Do I have to give them back their deposit since they were the ones who broke the lease? Since they stayed for 5 days am I legally responsible to give them back the rent?

The lease agreement is the law between the parties. I suspect they found a cheaper place. If you are able to lease the place quickly, then giving them part of their money back would be the honorable thing to do. Again, the lease agreement is the law.
